Our Aim

Our aim is to unlock the potential of Hendon as an enjoyable and successful location for all the people who make up the diverse local community. Our vision for Hendon is for a vibrant and cohesive place for both the local community and the educational home of Middlesex University. It is one that puts caring for people, our places and the planet at the heart of the Hendon regeneration.

Through the Hendon Community Partnership Board, we will work collaboratively with the local community to realise this vision, working at a neighbourhood level with community partners to ensure that residents and communities play a part in the decisions that affect them. We want you to be part of this journey, so please do get involved and help us deliver a thriving Hendon that works for everyone.

Caring for People

We have reflected on what people said and pleased to be able to respond positively to the views of the community. A community partnership board will work collaboratively with the council to support further developments to Hendon Hub.

A strong community

We want to work closely with residents and organisations to create a vibrant, healthy and unified community.

  • We will provide, modern community facilities, offering more integrated, user-focused and unified community services.
  • Newly refurbished Library building.
  • A dedicated area within Hendon Library for the safer neighbourhood team to help keep our communities safe.
  • We are providing modern dedicated spaces and buildings to allow the community to gather, learn, socialise and relax.
  • We are improving access for residents to local facilities.
  • We have listened and carefully considered how our designs can better allow the student population to live harmoniously with the wider local community.
  • We will provide opportunities and promote a healthy living lifestyle through improved spaces and buildings.
  • Our designs significantly increase natural surveillance which is shown to reduce anti-social behaviour.
  • We are delivering new affordable residential accommodation which will allow residents to remain with their local community.
  • We are providing new independent living homes for young people, again allowing our young people to remain in the area.
  • We are providing student accommodation for Middlesex University (MDX), to further enhance the university’s reputation and further integrate itself into and invest in the local economy.
  • We have proposed a new health & wellbeing centre for residents.
  • We have designed a new state of the art home for the PDSA allowing them to remain in Hendon to the benefit of our local community.
  • There will be Car Club spaces for residents to use.

Local charities will have new and improved spaces in modern energy efficient buildings, including a new Community Hall space for use by all local groups. There are new retail and commercial spaces, and we would like to know the community’s priorities for these spaces.

A well-connected area

Promoting an integrated & well-connected neighbourhood encouraging communities to meet and interact.

  • We are proposing significant improvements to the public realm, green spaces, and overall connectivity across The Burroughs encouraging residents to use and enjoy their local environment.
  • Promote sustainable transport use by improving access and links.
  • Provide safe walking and cycling routes throughout the scheme.
  • Reduce conflict between vehicles and pedestrians by increasing public realm space and incorporating traffic calming measures.
  • Ensure easy access for users of all physical abilities by widening of footpaths and enabling level access where possible.

The new buildings environmental principles are:

  • We will deliver highly energy efficient buildings that exceed current minimum design requirements thereby reducing their reliance on heating and cooling equipment.
  • Our scheme follows the guiding principles of the London Plan Energy Hierarchy – ‘Be Lean’, ‘Be Clean’ and ‘Be Green’.
  • Meets the BREEAM Excellent standard; a highly respected method of assessing and certifying the sustainability of buildings.
  • Our scheme will seek to reduce the use of natural resources throughout its life cycle – through the design stages, its construction to its use and beyond.
  • Enhances the natural environment and biodiversity within the development including the use of green roofs and natural landscaping.
  • By using highly efficient building fabric and materials, the proposals will significantly reduce their annual energy use.
  • Uses energy efficient plant and fittings and renewable energy sources such as central air source heat pumps, high efficiency heat recovery systems and wastewater heat recovery.

  • We are using large amounts of Photovoltaic Panels to provide clean renewable energy for all the buildings in the proposal.
  • We will use construction materials that are responsibly and sustainably sourced and that where possible can be recycled and have high recyclable content.
  • Future functional and climate change considerations are embedded in the design including circular economy considerations and an end-of-life strategy.
  • We are proposing high glazing specifications to balance natural daylight whilst reducing the potential for overheating.
  • We will use highly efficient LED lighting throughout the scheme, which will significantly reduce energy requirements and the need to replace fittings.
  • We will use occupancy sensors, zone control and smart technology throughout all the buildings to ensure that heating, cooling and lighting are only used when spaces are being used and occupied.
  • Electric Vehicle Charging points will be installed to all the sites to encourage the use of electric vehicles.
